With more than 30 years of building experience, Tim from T & J Designer Builders has the knowledge of being able to come up with innovative ideas and techniques to make dreams come true.
Having an excellent relationship and support with all my subcontractors it came with no surprise when my painter and his wife asked me to do an inspection on a property they were looking at bidding on at an upcoming auction. Sharyn had always told me that if they were to build again she would be calling on my services.
 
 
Walking around the over grown yard and bantering some ideas about jazzing the outside up and adding an Ensuite and retreat to one of the rear bedrooms, replacing the widows for DGU’s and a new kitchen.
However when Darren and I climbed onto the roof for an inspection, the goalposts moved!
Uninterrupted views to the east and south instantly had Darren thinking of a third level.
Then came the dreaded call 2 weeks later -
“We have bought the house, when can you start and what do we do now ?”
A phone call to a local draftsman soon had the ball rolling, 6 weeks later plans were done and after a couple of changes “the start of many” I was able to do a feasibility costings - knowing all too well that many things were
likely to change.

The owners engaged me as their Project Manager due to the type of build, knowing all the time of the potential pitfalls associated with a major renovation/extension and wanting to make numerous changes along the way,
this way they were able to organize all the sub-contractors, and purchase fixtures and fittings and thus trying to reduce the overall cost of the project.
Along the way many alterations were requested by the client all of which they would seek my advice and input
into costings, structural alterations and whether we needed to alter the building permit .
This was the case on three separate occasions.

Sharyn the owner had a uncanny way of sourcing quality fixtures and products well below retail price, this along with her excellent styling and interior designing skill have produced a magnificently well-presented,
and no attention to detail has been spared.
Huge commercial double glazed tinted windows were used to capture the awesome views,
Select Grade Spotted Gum flooring was used on the floor, and the ceiling of the alfresco and feature front portico. Quality porcelain tiles were used throughout.
The kitchen is finished in custom 2 pac along with feature joinery items.
The single steel stringer stairs in the center of the house form a feature with the glass balustrading.
A Lift was an added extra, long term strategy for future buyers. The lift took many calls to the manufacturer to make the necessary changes with the engineer and building surveyor.
